When to Renovate

When the Landscape
Has Outgrown the Plan

Every landscape has a lifespan. Shrubs planted 10 years ago at 3-gallon size are now 8-foot monsters blocking windows. Beds that looked intentional in 2012 are now a mix of survivors, weeds, and gaps. The mulch is decomposed to nothing, the edging has collapsed, and the overall effect undermines a property that's worth far more than it looks.

Landscape renovation is the discipline of resetting a property back to intentional design — removing what's overgrown or wrong, restructuring what can be salvaged, and replanting with material selected for the next 10 years.

  • Full or partial landscape tearout and replacement
  • Structural pruning restoration on overgrown hedges and shrubs
  • Bed boundary redesign — new edging, reshaping, mulch
  • Failing plant removal and species-correct replacement
  • Irrigation coverage reassessment after renovation
  • Phased renovation programs available for larger properties

What a Full
Renovation Includes

Assessment & Plan

We walk the property, identify what stays, what gets restructured, and what gets removed. Irrigation coverage checked. A written scope with plant list and pricing provided before work begins.

Removal & Pruning

Overgrown material removed. Salvageable shrubs structurally pruned. Stump grinding if needed. Beds cleared, edging removed, and grade assessed before any new material goes in.

Bed Rebuild

New bed boundaries established. Fresh edging installed — steel or concrete border per preference. Soil amended if needed. New plant material installed to correct depth and spacing for mature sizing.

Mulch & Finish

Premium mulch applied at 3" depth. Pulled back from all plant trunks. Beds cleaned of debris. Property blown off. Irrigation verified and adjusted. Written care instructions provided.

FAQ

Renovation
Common Questions

Can you renovate just one section of my property rather than the whole landscape?+
Absolutely. Most renovation projects are phased — we prioritize the most visible areas first (entry bed, front facade, pool surround) and address remaining areas in subsequent visits or seasons. A phased approach also allows the budget to be spread over time without compromising the end result.
How do you decide what to keep versus remove?+
We assess three things: health, structure, and proportion. A healthy plant that's simply overgrown may be structurally pruned rather than removed. A plant that's fundamentally the wrong species for the location — wrong mature size, wrong light requirement, wrong water need — is removed regardless of its current appearance. We present our recommendation on-site and discuss before any removal happens.
What's the difference between landscape renovation and landscape maintenance?+
Maintenance preserves what's already there and keeps it performing well. Renovation resets a landscape that has departed from an intentional design — through overgrowth, neglect, plant failures, or simply a design that no longer serves the property. After renovation, ongoing maintenance keeps the new design looking its best. Most renovation clients transition into our maintenance program after the reset is complete.

Outdated plantings, overgrown beds, and struggling turf don’t need more maintenance—they need a redesign grounded in UF/IFAS principles for Central Florida’s unique growing conditions.

01 — WHEN TO RENOVATE

Signs Your Landscape Needs a Renovation, Not Just Maintenance

Many Central Florida homeowners spend years patching a landscape that was poorly designed from the start. Common indicators that renovation is more cost-effective than continued maintenance include: plants that have outgrown their space and require constant pruning, turf areas with chronic pest or disease pressure despite proper maintenance, irrigation systems that waste water because planting zones no longer match the original design, and bed areas where soil has compacted or eroded beyond amendment.

UF/IFAS research consistently shows that landscapes designed around Right Plant, Right Place principles require fewer inputs—less water, less fertilizer, fewer pesticide applications—over their lifetime. A renovation is an investment in lower long-term maintenance costs.

02 — ASSESSMENT & DESIGN

A Renovation That Starts With Your Property’s Realities

Our renovation process begins with a comprehensive site assessment that documents current conditions: sun and shade patterns throughout the day, soil test results, drainage problems, existing irrigation layout, and which existing plants are performing well and should be retained.

We identify plants that are fighting their environment—shade-loving species struggling in new sun exposure from mature tree removal, cold-sensitive tropicals that suffer every freeze, or water-hungry plants in areas with poor irrigation coverage. Each gets replaced with a species matched to current site conditions, not the conditions that existed when the original landscape was installed.

03 — TURF CONVERSION

Upgrading Your Turf to the Right Cultivar

Many renovation projects include a turf conversion component. Homeowners with declining Floratam St. Augustinegrass in partially shaded areas often benefit from conversion to a shade-tolerant cultivar like CitraBlue or Palmetto, which UF/IFAS research has shown to perform better under reduced light conditions.

For clients seeking the premium aesthetic of a reel-mowed lawn, we may recommend converting to zoysiagrass—either CitraZoy for fine-textured appearance at mowing heights below 2 inches, or Empire for a coarser but more forgiving option at 2 inches. These conversions include full soil preparation, proper sod installation, and a 60-day establishment program.

04 — HARDSCAPE & DRAINAGE

Integrating Structure and Water Management

Landscape renovations often reveal underlying drainage issues that the original installation ignored. Standing water, soil erosion, and root rot in planting beds are symptoms of poor grading and inadequate drainage—problems we address during the renovation with regrading, French drain installation, and strategic use of rain gardens and dry creek beds.

Hardscape elements—pathways, retaining walls, paver borders—are designed to complement the planting plan and improve property function, not just appearance. Every hardscape decision considers water flow patterns and long-term landscape health.

Ready to Stop Fighting Your Landscape?

Schedule a renovation assessment. We’ll identify what’s working, what’s failing, and design a landscape that thrives in your property’s actual conditions.
