We Know Maitland
Maitland is one of Central Florida's oldest and most distinguished communities — tree-lined streets, scenic lakes, and homes ranging from preserved mid-century estates in Dommerich Estates to new lakefront residences on Lake Sybelia, Lake Minnehaha, and the Winter Park Chain of Lakes. Here, the landscape is a defining part of every property's identity and value.
In the shaded, oak-canopy lots, we lean on ProVista, Seville or Palmetto St. Augustine, rotary-mowed at UF/IFAS heights, to survive competition for light. Along the lakefront, full-sun exposure and drainage complexity demand a different plan — one that accounts for water-table proximity, root depth, and storm recovery. On established mid-century lots, a top-dressing and leveling program restores a surface that decades of traffic have compacted; on a newer lakefront build, it might be a full Zoysia install, a smart-irrigation upgrade, and a French drain along the low side of the lot.
Cut heights follow UF/IFAS: CitraZoy and Zeon zoysia are reel-cut at 1–1.5″, Empire zoysia at 1.75–2.5″, and St. Augustine is always rotary-mowed at 3.5–4″ (about 2.5″ for dwarf types) (UF/IFAS LH028). Maitland is under St. Johns River Water Management District rules: during daylight saving time, odd-numbered addresses may irrigate on Wednesday and Saturday and even-numbered addresses on Thursday and Sunday; during eastern standard time it drops to one day a week, and watering is not allowed between 10 a.m. and 4 p.m. (SJRWMD watering rules).
