Topdressing
The Pro's Program
Compost topdressing at $150/cu yd. The single highest-ROI agronomic service for Zoysia and St. Augustine lawns in Central Florida's sandy soils.
The Service That
Changes Everything
Topdressing is the application of a thin layer of compost, sand, or blended material spread uniformly across the turf surface. Done correctly and consistently, it's the most impactful thing you can do for a Florida lawn's long-term health — short of variety selection and irrigation design.
Central Florida's native soils are predominantly sandy — low CEC, poor water retention, minimal microbial activity. Compost topdressing addresses all three simultaneously: it improves water-holding capacity, feeds the microbial ecosystem, and over time creates a genuine topsoil layer where almost none exists naturally.
- Compost topdressing: $150/cu yd applied
- Typical residential application: 1 cu yd per 1,000 sqft at 1/4" depth
- Improves water retention in sandy soils
- Feeds soil microbiome — reduces synthetic fertilizer dependence
- Levels minor surface undulations for smoother mowing
- Pairs with verticutting and core aeration programs
Why Florida Lawns
Need Topdressing
Sandy Soil Problem
Central Florida's soils drain too fast. Water and nutrients pass through the root zone before roots can absorb them. Compost builds organic matter that slows this and feeds the turf more efficiently.
Microbial Activity
Healthy turf depends on a living soil ecosystem. Compost introduces billions of beneficial microorganisms that break down thatch, cycle nutrients, and suppress soil-borne pathogens naturally.
Surface Leveling
Repeated traffic and seasonal shrink-swell creates low spots that pool water and produce uneven mowing. Consistent topdressing fills these incrementally without the disruption of grading.
Thatch Management
Compost accelerates thatch decomposition by inoculating the organic layer with the microbes needed to break it down. For Zoysia especially, this prevents the spongy, scalp-prone surface that develops without management.
A Topdressing
Program, Not a One-Off
One application improves your lawn. A consistent program transforms it. We recommend 2–3 applications per year for properties on a reel mowing program: once in early spring before the growth surge, once midsummer, and an optional light fall application before the cool season.
Combined with verticutting to open the canopy before application, and core aeration to improve infiltration, our full agronomic program produces results that look different to every neighbor who walks by.
- Spring application (Feb–Mar): prime root-zone prep for growing season
- Summer application (Jun–Jul): sustains microbiome through heat stress
- Fall application (Oct): optional — levels surface, feeds before dormancy
