Beds that looked intentional in 2012 are now a mix of survivors, weeds, and gaps. The mulch is decomposed to nothing, the edging has collapsed, and the overall effect undermines a property that's worth far more than it looks.
Landscape renovation is the discipline of resetting a property back to intentional design — removing what's overgrown or wrong, restructuring what can be salvaged, and replanting with material selected for the next 10 years.

What a Full
Renovation Includes
Assessment & Plan
We walk the property, identify what stays, what gets restructured, and what gets removed. Irrigation coverage checked. A written scope with plant list and pricing provided before work begins.
Removal & Pruning
Overgrown material removed. Salvageable shrubs structurally pruned. Stump grinding if needed. Beds cleared, edging removed, and grade assessed before any new material goes in.
Bed Rebuild
New bed boundaries established. Fresh edging installed — steel or concrete border per preference. Soil amended if needed. New plant material installed to correct depth and spacing for mature sizing.
Mulch & Finish
Premium mulch applied at 3" depth. Pulled back from all plant trunks. Beds cleaned of debris. Property blown off. Irrigation verified and adjusted. Written care instructions provided.
