Winter Springs lawns fail for two opposite reasons. On the higher Tuskawilla sand ridge, water and nutrients drain away faster than turf can use them. In the lower ground toward Lake Jesup, a seasonally high water table holds water in the root zone. Sod choice, top dressing and drainage all change depending on which side of that line your property sits.
The Local Condition

One City, Two Kinds of Ground

Most of Winter Springs reads as a single market from the outside — 32708, Seminole County, a lot of zoysia and St. Augustine. On the ground it is not one market at all. The city climbs from the Lake Jesup floodplain on its northern edge up onto higher, sandier ground through Tuskawilla and the neighborhoods around it. That elevation change is small enough that you can miss it driving, and large enough that it decides which lawn program works.

The Tuskawilla Sand Ridge

Up on the ridge the profile is deep, well-drained sand with very little organic matter holding it together. Irrigation water moves straight through it. So does fertilizer. Lawns here look strong in the wet months and then go thin and blue-grey within days of a dry stretch, usually starting at the driveway and sidewalk edges where reflected heat is worst.

The mistake almost everyone makes is to answer that with more water. On this soil more water mostly means more leaching. What actually changes the outcome is adding organic matter to the top of the profile so it can hold moisture at all — which is why top dressing matters more on this side of the city than anything else we do.

The Lake Jesup Basin

Drop toward the lake and the story inverts. The water table sits close to the surface for much of the summer, and after a heavy rain the root zone stays saturated for days. Roots in saturated soil cannot take up oxygen; the turf yellows, thins and then loses ground to weeds that tolerate wet feet better than it does.

Homeowners here often read that as a nutrient problem and fertilize into it, which makes it worse. The honest answer is usually mechanical: correct the grade, or move the water with a French drain, and only then talk about turf. A lawn that is standing in water does not have a fertility problem.

Choosing Sod for a Winter Springs Lot

We install freshly harvested sod — cut at the farm and laid the same day it arrives, not held on a trailer overnight. Old sod is the single most common cause of an installation that never knits in, and it is entirely avoidable.

Match the Cultivar to the Ground, Not the Catalog

Nearly every Winter Springs lawn we replace was sold the same grass its neighbor got. On the sand ridge a zoysia with a deep root habit will hold color through a dry spell that leaves Floratam grey. In the low ground near the lake, a St. Augustine cultivar with real shade and moisture tolerance is often the more durable answer even though it is the less prestigious one.

We walk the lot, look at where water sits after a storm, check the canopy, and then recommend. If a cheaper grass is the right grass for your ground, that is what we will say.

Top Dressing

The Single Highest-Return Job on Sandy Winter Springs Soil

Top dressing is the process of spreading a thin, screened layer of sand and compost across an established lawn and working it down into the canopy. On the Tuskawilla side it does three things at once: it levels the low spots and mower scalps, it dilutes thatch so water and air can reach the soil, and — most importantly here — it adds the organic matter that this sand does not have.

What It Does Not Do

Top dressing will not fix a drainage problem. If your lawn holds water after a storm — the basin-side condition — adding material on top gives that water one more layer to sit in. Grade and drainage first, then top dress. We will tell you which order your property needs before quoting either.

Sand and compost blend top dressing starts at $300 per cubic yard, applied. Coverage depends on depth and on how much leveling the lawn needs, which is one of the things the walkthrough is for.

Why Zoysia in Winter Springs Gets Cut With a Reel

A rotary mower tears the leaf blade; a reel mower shears it, the way scissors cut paper. On fine-bladed zoysia that difference is visible from the street. A torn blade browns at the tip within a day, which is what produces that dull, hazy cast over a lawn that is otherwise healthy. A sheared blade does not.

The second reason is height. Zoysia performs at 0.75"–1.25" depending on cultivar, and most rotary decks cannot hold that height cleanly across an uneven lawn — they scalp the high spots. Which loops back to top dressing: a level lawn is what makes a low cut possible in the first place.

Seminole County Rules

How Often You Are Actually Allowed to Water in Winter Springs

Winter Springs falls under the St. Johns River Water Management District's year-round landscape irrigation rule, enforced locally by Seminole County. The number of days changes with the clock, which catches almost everyone out in November.

No irrigation is permitted between 10 a.m. and 4 p.m. on any day. The district also caps each irrigation day at no more than one hour per zone and about ¾ inch of water per zone. Hand watering with a shut-off nozzle is allowed any time.

The Exception That Matters After a Sod Install

New sod is not held to the two-day schedule. Under the district rule, new plantings may be irrigated at any time of day, any day, for the first 30 days, then every other day for the following 30 days — a single 60-day establishment window, limited to the minimum needed to establish. Seminole County additionally allows a 30-day establishment window for new landscaping between 4 p.m. and 10 a.m., and will extend it a further 30 days for sod or landscape replacement once proof of purchase is filed with the water conservation office.

We set the schedule with you on install day. Getting that first 30 days right is most of whether the sod knits in — and it is the part that goes wrong when a homeowner is told "water it twice a week" by someone reading the general rule.

Why does my Winter Springs lawn go brown so quickly after I stop watering?
