New sod is only as good as what it's laid on. Here's how we build the soil first — including COMAND compost underlayment — so a new lawn roots fast and stays thick on Florida sand.
Remove the old grass and roots, grade the area so water drains away and the new sod meets the existing lawn level, then amend the sandy soil with compost — we use COMAND, spread ¼ to ¾ inch deep. Firm and moisten the surface, lay fresh sod within 24 hours of harvest, and water it in the same day.
Most Central Florida yards sit on sand that holds very little water or nutrients.
What we see: new sod that looks great for two weeks, then thins, yellows and needs water every day — especially in full sun and along driveways where the soil is poorest.
The root cause: sandy soil is low in organic matter. Water and fertilizer run straight through it, so young roots have nothing to hold onto. UF/IFAS notes that adding compost to sandy Florida soils improves their ability to hold water and nutrients and supports healthy soil life (UF/IFAS Extension).
The fix: build the soil before the sod goes down. That's the difference between a lawn that survives and one that thrives.

We cut out the existing turf, weeds and root mat so the new sod contacts soil — never laid over old grass.
Standard grading so water moves away from the house and the new sod sits level with the lawn you're keeping — no uneven seams. Heavier regrading is quoted after an on-site look.
We spread COMAND compost ¼", ½" or ¾" deep across the prepared area to add organic matter where Florida sand has almost none.
A smooth, lightly firmed, damp surface gives new roots full contact from day one.

COMAND is a stabilized compost produced in Florida through controlled, high-temperature (thermophilic) composting, a process that eliminates weed seeds and pathogens (Council-Oxford). Its maker describes it as a natural source of organic matter and beneficial microbes that helps soil hold water and nutrients, and states it holds up to six times its weight in water (COMAND).
For a new lawn, that means the top inches of soil stay moist longer between waterings and roots have organic matter to grow into — exactly what Florida sand is missing.

Beneficial microbes help cycle nutrients so the lawn relies less on quick-release fertilizer.

COMAND underlayment is an optional upgrade at $300 per cubic yard installed; your exact yardage is measured at the free estimate. Sod itself is $2.00 per sq ft installed for St. Augustine and $2.15 for Zoysia, with old-grass removal and standard grading included.
