Standing water, soggy side yards and runoff toward the house, fixed with French drains, catch basins and correct grading. Owner-operated since 2005.
Michael Geist's Yard Works installs French drains, catch basins and downspout drain lines in Winter Park, Maitland and Oviedo. We dig a trench on a steady fall, bed perforated pipe in clean gravel, carry the water to a safe release point such as a pop-up emitter, and restore the lawn over the top. Every job starts with a free on-site look so we fix the cause, whether that is a drain, the grade, or both.
If any of these sound familiar, the water has nowhere to go.
Puddles that sit for a day or more in the same spot drown grass roots and invite fungus in St. Augustine and zoysia.
Narrow side yards between houses and fences collect roof and neighbor runoff with no way out.
A grade that slopes the wrong way sends water against the foundation and under patios.
Downspouts that dump a whole roof into one bed carve gullies and wash soil onto walks.

The same steps you see in the photos above.
We walk the property, watch where the water comes from and where it can legally and safely go. Sometimes the fix is grading, not a drain.
The trench is cut so the pipe always runs downhill to the outlet. A drain without fall just holds water.
Perforated pipe sits in washed gravel so water enters along the whole run. Catch basins collect surface water where it pools.
When the line has to cross concrete, we bore underneath instead of cutting it out.
Water exits at a pop-up emitter or other safe discharge point, the trench is backfilled, and the lawn is restored over it.
Many Winter Park and Maitland lots are flat, sit near the chain of lakes, or have grades that changed over decades of additions, pools and new driveways. Sandy soil drains fast on paper, but compacted fill, a high water table after summer storms, and runoff from roofs and neighbors still leave water with nowhere to go.
Michael is Florida GI-BMP certified and University of Georgia turfgrass certified, so drainage is planned around the lawn and beds it protects, not just the pipe. If you are also replacing the lawn, we handle the drain first and the new sod after. See our Winter Park sod installation and Winter Park landscaping pages, or our main French drain services page.
Sod, compost and top-dressing prices are published on our Central Florida price guide. Drainage is quoted on site.
Free on-site estimate. We find where the water comes from, where it can go, and put the price in writing.
